Iskreno vam čestitamo, v kolikor ste se odločili sami napisati in sestaviti oglas za prodajo vaše nepremičnine. Ob pisanju ste pa verjetno zelo hitro naleteli na težavo kaj sploh napisati poleg dejstva »da prodajate«. Če si ogledate nepremičninske oglase boste hitro videli, da se skoraj vsak oglas začne z »naprodaj«, »prodaja se« itd… in če se vam ni ustavilo pri tem tekstu se vam bo pa verjetno ustavilo pri navedbi nepremičninskih dejstev, saj morate pogledati v zemljiško knjigo, geodetske podatke, v občinski urbanizem, v podatke zavoda za kulturno dediščino, podatke elektro distributerja… na koncu morate pa vse relevantne informacije povezati v en dobro zveneči in pošteno namembni nepremičninski oglas. Pri tem je izrednega pomena, da evidentnih dejstev ne olepšujete niti ne spuščate, saj bodo potencialni kupci vsa ta dejstva prav tako preverjali, kolikor pa bodo ugotovili določene stvari, ki jih jim vi kot lastnik niste razkrili, si bodo v najboljšem primeru premislili, v najslabšem primeru pa bodo ugovarjali nakupu zaradi skritih napak na nepremičnini.

Kolikor vam naša agencija izdela oglas pa se vam to ne more zgoditi, saj bodo vse relevantne okoliščine in nepremičninska dejstva preverjena z največjo mero strokovne skrbnosti. Tako vam izdelamo oglas v slovenščini, po želji pa tudi v tujih jezikih, s katerim boste mirne volje začeli prodajati svojo nepremičnino. Oglas vam lahko pa izdelamo le kot nadgradnja storitve fotografiranja, če smo si nepremičnino v živo ogledali. Za stanovanje, poslovni prostor do 150 m² ali zemljišče do 1000 m² vam tako računamo dvesto evrov plus davek. Za vse preostale vrste in velikosti nepremičnin pa vam z veseljem pošljemo predračun.

Wir beglückwünschen Sie herzlich, wenn Sie sich entschlossen haben, Ihre eigene Anzeige für den Verkauf Ihrer Immobilie zu schreiben und zu verfassen. Beim Verfassen der Anzeige fiel es Ihnen jedoch wahrscheinlich sehr schnell schwer zu wissen, was Sie außer der Tatsache, dass Sie "verkaufen", noch schreiben sollen. Wenn Sie sich Immobilienanzeigen ansehen, werden Sie schnell feststellen, dass fast jede Anzeige mit "zu verkaufen", "wir verkaufen", etc. anfängt.... und danach hört die Kreativität aber schon schnell auf, weil Sie wahrscheinlich Schwierigkeiten bei den Immobilienfakten bekommen werden. Sie müssen sich mit dem Grundbuchamt, den Geodätischen Daten, der Stadtplanung, dem Denkmalamt, dem Stromversorger... befassen, aber am Ende müssen Sie alle relevanten Informationen in einer gut klingenden und zweckmäßigen Immobilienanzeige zusammenfassen. Es ist von größter Wichtigkeit, dass Sie keine offensichtlichen Tatsachen beschönigen oder weglassen, denn auch potenzielle Käufer werden all diese Fakten überprüfen, und sofern die Käufer bestimmte Dinge herausfinden, die Sie als Eigentümer ihnen nicht mitgeteilt haben, werden sie im besten Fall ihre Meinung ändern und im schlimmsten Fall den Kauf wegen versteckter Mängel an der Immobilie rückgängig machen.

Deshalb erstellen wir für Sie ein Inserat in slowenischer Sprache und auf Wunsch auch in Fremdsprachen, damit Sie beruhigt mit dem Verkauf Ihrer Immobilie beginnen können. Darüber hinaus übergeben wir Ihnen alle Unterlagen, Informationen, Pläne, Publikationen und Berechnungen, die wir im Zuge unserer Recherchen über Ihre Immobilie erhalten haben.

Im Anschluss an den Fotoservice können wir jedoch nur dann eine Anzeige für Sie erstellen, wenn wir die Immobilie persönlich besichtigt haben. Für eine Wohnung, eine Gewerbefläche bis zu 150 m² oder ein Grundstück bis zu 1000 m² berechnen wir Ihnen zweihundert Euro zuzüglich Mehrwertsteuer. Für alle anderen Objektarten und -größen unterbreiten wir Ihnen gerne einen Kostenvoranschlag.

We sincerely congratulate you if you have decided to write and compose your own advertisement for the sale of your property. However, when you were writing it, you probably very quickly hit a problem with what to write besides the fact that "you are selling". If you look at the property adverts you will quickly see that almost every advert starts with "for sale", "we are selling", etc.... and if you don't stop there, you will probably stop at the real estate facts, because you have to look at the land registry, the survey data, the municipal town planning, the data of the heritage institute, the data of the electricity distributor... and in the end you have to link all the relevant information into one good sounding and fair purpose real estate advert. It is of the utmost importance that you do not embellish or omit obvious facts, because potential buyers will also check all these facts, and to the extent that they find out certain things that you, as the owner, have not disclosed to them, they will at best change their minds, and at worst object to the purchase on the grounds of hidden defects in the property.

However, as long as our agency produces your advert, this cannot happen to you, as all relevant circumstances and property facts will be checked with the utmost professional due diligence. We will therefore create an advertisement for you in Slovene and, if you wish, also in foreign languages, so that you can start selling your property with ease. In addition, we will hand over all the documentation, information, plans, publications and calculations that we will obtain in the course of our enquiries about your property.

However, we can only produce an advertisement for you as a followup to the photography service if we have viewed the property in person. For an apartment, commercial space up to 150 m² or land up to 1000 m², we will charge you two hundred euros plus tax. For all other types and sizes of property, we will be happy to send you an estimate.
