Ste že kdaj poskušali najeti stanovanje? Razmislite o nasvetu profesionalnega nepremičninskega posrednika in verjetno boste lahko hitreje in učinkoviteje najeli stanovanje. Lahko tudi najamete nepremičninskega posrednika, da vam poišče stanovanje, saj si lahko za ceno enega do dveh mesečnih najemnin prihranite veliko težav. 

Cene nepremičnin so zelo visoke in vse manj ljudi si lahko privošči lastniško stanovanje. Druga možnost je seveda najem stanovanja, in ker tako razmišlja veliko ljudi, je med najemniki določena konkurenca. Najemodajalec ima torej široko izbiro in izbere idealnega najemnika, vsi drugi pa so zavrnjeni. In če ste večkrat zavrnjeni, postane iskanje stanovanja le še večja muka. 

Zato se kot potencialni najemnik pokažite v najboljši luči in na komunikacijo, ogled in nadaljnja pogajanja ne glejte kot na iskanje stanovanja, ampak si raje predstavljajte, da ste bili povabljeni na razgovor za službo - stanovanje, ki si ga vsekakor želite imeti. Najpomembnejše stvari, ki jih je treba pri tem storiti, so naslednje:

  1. Predstavite se bodočemu najemodajalcu. Najbolje je sestaviti kratek življenjepis, nekaj jedrnatih stavkov o vseh osebah, ki bodo živele v stanovanju. Zlasti je pomembno, da vključite vse podatke, imena, priimke, telefonske številke, e-poštne naslove in fotografije. Pomembno je navesti tudi trenutno zaposlitev in letni dohodek družine. Pripravite kopije plačilne liste za zadnje tri mesece. Ni vam jih treba nikamor pošiljati, vendar jih morate imeti pripravljene in jih znati potegniti iz klobuka, če vas kdo vpraša.
  2. Bodite točni in se takoj odzovite na vsa sporočila. Ne pravijo zastonj, da kdor prvi pride tudi prvi melje.
  3. V pogovorih bodite iskreni. Najemodajalci bodo hitro opazili, če se boste sprenevedali ali nakladali.
  4. Spodobno se oblecite za ogled nepremičnine, obleka naredi človeka.
  5. Na pragu stanovanja si sezujte čevlje, tudi če lastnik reče ne, to ni potrebno... vztrajajte, ne da bi vas kdo vprašal. To je lahko pomembna razlika, saj lastnik vidi, da z nepremičnino ravnate z vsem potrebnim spoštovanjem, kar si ga je mogoče zamisliti.

Haben Sie als Mieter versucht, schon mal eine Wohnung zu mieten? Überlegen Sie sich den Rat eines professionellen Immobilien Agenten zu Rate zu ziehen eine Anmietung wird Ihnen dann wahrscheinlich schneller und effizienter gelingen. Sie können aber auch einen Immobilien Agenten beauftragen, für Sie eine Wohnung zu finden, für den Preis von einer bis zwei Monatsmieten ersparen Sie sich vielleicht sehr viel Zirkus. 

Die Immobilienpreise sind sehr sehr hoch und immer weniger Leute können sich eine Eigentumswohnung leisten. Die Alternative ist natürlich, eine Wohnung zu mieten, und weil viele Leute so denken, gibt es unter den Mietern einen gewissen Konkurrenzkampf. Der Vermieter hat natürlich die große Auswahl und wählt seinen idealen Mieter aus, alle anderen bekommen aber eine Absage. Und falls man mehrmals solch eine Absage bekommt, wird die Wohnungssuche eher zur Qual. 

Als potentieller mieter sollten Sie sich somit von ihrer besten Seite zeigen, und die Kontaktaufnahme die Besichtigung und die Nachverhandlungen nicht als Wohnungssuche ansehen, sondern sich eher vorstellen dass sie zu einem Bewerbungsgespräch geladen sind für einen Job - eine Wohnung die sie unbedingt haben wollen. Das wichtigste bei solch einem Vorhaben sind die folgenden Punkte:

  1. Stellen Sie sich den künftigen Vermieter vor. Am besten stellen Sie einen kurzen Lebenslauf zusammen, ein paar prägnante Sätze von all den Leuten, die in der Wohnung wohnen werden. Besonders wichtig sind die vollständigen Daten, Namen, Nachnamen, Telefonkontakte, E-Mail-Adressen und Fotos. Wichtig ist auch die Angabe des Arbeitsplatzes, den sie momentan haben, sowie das Jahreseinkommen der Familie. Bereiten Sie Kopien Ihrer Gehaltsabrechnung für die letzten drei Monate vor. Diese brauchen Sie nirgendwo hinzuschicken, sie sollten diese aber parat haben und auf Anfrage aus dem Hut zaubern können. 
  2. Seien Sie pünktlich und antworten Sie sofort auf jegliche Kommunikation. Es heißt nicht umsonst der frühe Vogel fängt den Wurm. 
  3. Seien Sie ehrlich bei den Gesprächen. Die Vermieter werden es nämlich schnell merken, falls sie flunkern oder dick auftragen. 
  4. Putzen Sie sich heraus… für die Immobilienbesichtigung, die Kleider machen Leute. 
  5. An der Schwelle der Immobilie ziehen sie ihre Schuhe aus, auch wenn der Eigentümer sagt nein, das ist nicht nötig… beharren Sie unaufgefordert drauf. Das kann den entscheidenden Unterschied machen, denn der Eigentümer sieht, dass sie die Immobilie mit all dem denkbaren Respekt behandeln. 

Es gibt gewiss noch andere Sachen, die Sie tun können, aus unserer Sicht sind aber dies die wichtigsten. Die meisten Immobilieneigentümer haben für Ihre Immobilie lang und hart arbeiten müssen, um diese kaufen und vermieten zu können. Falls sie dies immer im Hinterkopf behalten, sind sie schon praktisch die idealen Mieter und haben somit beste Chancen, ihre Traumwohnung mieten zu können.

You can also hire a real estate agent to find you a flat, for the price of one to two months' rent you might save yourself a lot of hassle. 

Property prices are very very high and fewer and fewer people can afford a condominium. The alternative, of course, is to rent a flat, and because many people think that way, there is some competition among tenants. The landlord, of course, has a wide choice and chooses his ideal tenant, but everyone else gets a rejection. And if you get such a rejection several times, the flat search becomes more of a torture. 

As a potential tenant, you should therefore show your best side and not regard the contact, the viewing and the follow-up negotiations as a flat search, but rather imagine that you have been invited to an interview for a job - a flat that you absolutely want to have. The most important things to do in such an endeavour are the following:

  1. Introduce yourself to the prospective landlord. It is best to put together a short CV, a few concise sentences of all the people who will live in the flat. It is particularly important to include full details, names, surnames, telephone contacts, e-mail addresses and photos. It is also important to state the job they currently have and the family's annual income. Prepare copies of your payslip for the last three months. You don't need to send these anywhere, but you should have them ready and be able to pull them out of a hat if asked. 
  2. Be punctual and respond immediately to any communication. The early bird catches the worm.
  3. Be honest in your conversations. The landlords will quickly notice if you fib or lay it on thick.
  4. Dress up... for the property viewing, clothes make the man (the woman as well).
  5. At the threshold of the property, take off your shoes, even if the owner says no, that's not necessary... insist without being asked. This can make all the difference, because the owner sees that you are treating the property with all the respect imaginable. 

There are certainly other things you can do, but in our view these are the most important. Most property owners have had to work long and hard to buy and rent their property. If they always keep this in mind, they are already practically the ideal tenants and therefore have the best chances of renting their dream flat.
