Nekateri prodajo svoje življenjsko delo - družinski hotel, kupci pa kupujejo samo en "novi biznis". Pogajanja so lahko težavna. Prodajalci na vse gledajo skozi rožnata očala, na vse gledajo zelo čustveno, saj posel že desetletja dobro poznajo. Potencialni kupci pa so dobro seznanjeni z dejanskim stanjem, poznajo zahteve glede prometa za odplačilo posojil, naložbe v najnovejše zahteve HACCP in še veliko več. Zato imajo kupci zelo trezen pogled na nakup hotela in ga običajno ocenjujejo zelo konservativno in ne z navdušenjem kot prodajalci.
Če je prvi stik med prodajalcem in kupcem potekal gladko, če se nista sprla in se še vedno lahko gledata v oči, je čas za začetek pravih pogajanj.
V okviru ekonomske upravičenosti mora tak hotel lastnikom omogočati dobro življenje, odplačevanje obrokov posojila in možnost, da se vsakih sedem let obnovi z zasluženim denarjem. Toda hotel je predvsem organizirano in dobro strukturirano delo. Takšen hotel bi moral ob koncu delovne dobe, ob upokojitvi, ob prodaji prinašati predvsem dobiček, prodajalcem pa omogočiti lepo dodatno pokojnino.

Die einen verkaufen ihr Lebenswerk - das Familienhotel und die Käufer kaufen "nur ein Business". Diese Verhandlungen können schwierig werden. Die Verkäufer sehen alles durch eine rosarote Brille, sehen alles sehr emotional, weil diese ja schon seit Jahrzehnten das Geschäft sehr gut kennen. Die potentiellen Käufer hingegen kennen sich mit der IST Situation gut aus, sie kennen die Umsatz-Anforderungen, um die Kredite zurück zu erzählen, die Investitionen in die neuesten HACCP Anforderungen und noch vieles mehr. Folglich haben die Käufer einen sehr nüchternen Blick auf einen Hotelkauf und bewerten solch ein Hotel meistens auch sehr konservativ und nicht enthusiastisch wie die Verkäufer.
Falls der erste Kontakt zwischen dem Verkäufer und dem Käufer glimpflich abgelaufen ist, falls die Leute sich nicht in die Wolle gekriegt haben und noch miteinander aufrecht reden können, dann ist es an der Zeit, die waren Verhandlungen zu beginnen.
Solch ein Hotel muss im Laufe seiner Wirtschaftlichkeit den Eigentümern ein gutes Leben ermöglichen, die Kreditraten abzahlen und mit dem erwirtschafteten muss es sich alle sieben Jahre alleine erneuern können. Ein Hotel ist aber in erster Linie organisierte und gut strukturierte Arbeit. Am Ende eines Arbeitslebens bei Renteneintritt, soll aber solch ein Hotel beim Verkauf vor allem etwas Gewinn abwerfen und den Verkäufern eine ordentliche Rente ermöglichen.
Und weil wir wissen, dass ihr Hotel das vielleicht verkauft werden soll, was ganz Besonderes ist, geben wir uns auch die größte Mühe, das den potentiellen Käufern auch zu zeigen.

Some sell their life's work - the family hotel and the buyers buy "just a business". These negotiations can be difficult. The sellers see everything through rose-coloured glasses, they see everything very emotionally because they have known the business very well for decades. The potential buyers, on the other hand, are well acquainted with the actual situation, they know the turnover requirements to repay the loans, the investments in the latest HACCP requirements and much more. Consequently, the buyers have a very sober view of a hotel purchase and usually evaluate such a hotel very conservatively and not enthusiastically like the sellers.
If the first contact between the seller and the buyer went smoothly, if the people did not get into a "fight" and can still look into each other's eyes, then it is time to start the negotiations.
In the course of its economic viability, such a hotel must enable the owners to live well, pay off the loan installments and be able to renew itself every seven years with what it has earned. But a hotel is first and foremost organized and well-structured work. At the end of a working life, at retirement, such a hotel should above all yield some profit when sold and enable the sellers to receive a decent extra pension.
